The Old Bakery

The original property comprised three separate buildings, The Old Bakery a Grade II listed building with single and two storey outbuildings, a three storey house with single storey extension and a two storey cottage to the rear.
Prior to our client’s acquisition only the main house was inhabited, the Old Bakery being used as a store in conjunction with the attached outbuildings. The cottage to the rear was derelict.
A subsequent survey of all the buildings concluded that the main house had been reasonably well maintained whereas due to neglect and inappropriate alterations very little of the timber framed construction of the Old Bakery remained and the attached buildings were in extremely poor condition and in danger of partial collapse. The old cottage to the rear had been neglected for many years and was beyond repair.
The adopted design proposed linking the existing entrance passage to a small open area to the rear and reconfiguring the space to create an open paved landscaped courtyard as a focus of the enlarged complex. This space which can be directly accessed from the entrance passage is flanked on two sides by single storey links to connect the two separate buildings at the front of the site with the new two storey building to the rear.
The main house, a brick clad Victorian extension and alteration of a two storey timber framed structure with a partial basement was refurbished to provide public rooms and guest bedrooms while the timber framed with render infill Old Bakery was repaired and adapted to provide service rooms, study and bedroom.
The existing two storey structure to the rear was demolished and a new building constructed to provide kitchen, dining room and snug on ground floor with bedroom and en suite bathroom at first floor. This structure is faced in a combination of dressed and random stone to match existing properties in the village under a clay tiled roof with painted metal windows in timber subframes.
The garden is totally enclosed by new drystone walls with a traditional capping and a site opposite the complex was acquired for a new garage and store constructed in similar materials to the main complex.
